Signing up and signing in

You subscribe, you get a contractor code, and from then on you sign in with that code and a verification email. There is no password to remember or lose.

What happens when you subscribe

Your account is created automatically the moment the payment goes through. You receive a welcome email with your contractor code — a code like RT10101 — your plan, how many reports it includes per month, and the date it renews. The same email lists the company details we hold, so you can check them at a glance.

Finishing the setup

Reply to that welcome email with:

  • Your company logo, as a PNG with a transparent background
  • Your website
  • Your default price per square, if you want dollar totals on the report

If anything in your account details is wrong, reply and we correct it.

Signing in

Enter your contractor code. Roof Tape emails a verification code to the address on your account, you type it in, and you are in for seven days on that device.

Only one session at a time: signing in on a new device ends the session on the previous one. Signing out ends it immediately on our servers, not just on your device.

If the code does not arrive

Check your spam or junk folder first — that is usually where the first one lands. Marking it as not spam once is normally enough for the next ones to reach your inbox. If it is not there, wait a moment and request another: there is a short cooldown between requests, to stop anyone from flooding your inbox.

Keep your code private

Your contractor code is the key to your account. Anyone who has it can request a login code, and anyone who also reads your email can get in. Do not share it outside your business, and tell us at support@rmkpro.com if you think someone else has it.

Renewals

Your subscription renews automatically, monthly or annually according to the plan you chose, and you get an email confirming each renewal with the new date. Your report allowance resets on the first day of every month regardless of when you renew.

Signing in and setting
up your branding

There is no password. You sign in with your email and a six-digit code, and setting up your branding is something we do for you.

Signing in

Go to lexi.rmkpro.com, enter your personal email — the one on your account — and Lexi sends you a code. Type it in and you are in.

  • The code has six digits and expires in ten minutes
  • Once you use it, it stops working — a code is good for one entry
  • You stay signed in on that device for thirty days
  • Signing out ends the session on our servers immediately, not just on your phone

The code is only sent to the personal email on your account. If your account is inactive or expired, no code is sent at all.

Your inbox is the key
Because there is no password, anyone who can read your email can request a code and sign in as you. Keep that account secure. If you think someone else has access, write to support@rmkpro.com.
You can start immediately

You do not have to wait. Until your logo is ready, your flyers go out with your company name in text instead, and everything else works normally. Anything you create in the meantime counts toward your monthly plan.

Worth knowing. Your name, brokerage, license number and phone appear on everything you produce, so keep them accurate — that is what your clients and your broker will see.

If the code does not arrive

Check your spam or junk folder first — that is where it usually is the first time. The message comes from Lexi Smart Assistant <info@rmkpro.com> and the subject line carries the code. Marking it as “not spam” once is usually enough for the next ones to land in your inbox.

If it is not there either, wait a minute and request a new one. And check that you are using the same address you signed up with.

Setting up your branding

When you sign up you get a welcome email. Reply to it with:

  • Your company logo as an attachment — a PNG with a transparent background works best, but send whatever you have and we prepare it
  • Your brokerage disclaimer, the legal line that goes at the bottom of your marketing. If you are not sure of the wording, ask your broker or send what you already use
  • Your website, if you have one
  • A different sending address, only if you want the emails your clients receive to come from somewhere other than your personal address. Most agents use the same one and skip this

We prepare your logo within 8 to 24 hours and email you the moment it is live.

Address to Measurement

Type a street address. Roof Tape returns the roof area, section by section, without anyone driving out to the property.

Where the measurement comes from

The address is located, and the roof is measured by satellite, from aerial imagery of the property. Nothing is drawn by hand and nothing is estimated from a photo.

How the area is worked out

Roof Tape starts from the measured area of the whole roof. When the mapped sections do not cover the entire building — a porch or an addition left out of the model — the area is scaled up by the ratio between the building footprint and the mapped footprint, so the total is not short. If that measurement is unavailable, it falls back to the building footprint and says so.

The result comes back in square feet and in roofing squares, one square being 100 square feet.

Imagery quality is reported, not hidden

The imagery used is classified by quality, and Roof Tape passes that on:

  • High — low-altitude aerial imagery at 0.1 m per pixel
  • Medium — high-altitude aerial imagery at 0.25 m per pixel, with a note recommending field verification
  • Base — satellite imagery, with a warning to treat the measurement as preliminary

The date of the imagery is printed on the report, so you know how current it is.

What you enter

A complete US address. Optionally the property owner’s name and phone for the report, a waste percentage between 0 and 30, and your price per square if you want a dollar total.

When it cannot be measured

Some properties are not covered by the available imagery at all. Roof Tape tells you that plainly, and no credit is charged — you only pay for reports that come out.

Worth knowing

This is a remote measurement from aerial data. It is a starting point for your bid, not a substitute for verifying on site before you order material.

Pitch and Orientation

Every face of the roof comes back with its pitch in the format you already use, and the direction it faces.

Pitch in roofer format

The slope of each face comes back in degrees. Roof Tape converts it to rise over twelve — the arithmetic is 12 × tan(angle) — and reports it the way you would write it on a bid: 6/12, 8/12. The exact decimal is kept underneath, so nothing is lost to rounding.

Orientation

The compass bearing of each face is translated into one of eight directions: North, Northeast, East, Southeast, South, Southwest, West, Northwest. Anything under one degree of slope is reported as Flat rather than given a meaningless direction.

The dominant face and the weighted average

Two numbers summarize the roof:

  • The dominant pitch — the pitch of the largest face, which is usually the one that sets the crew and the equipment
  • The weighted average pitch, calculated across every segment in proportion to its area, so a small dormer does not distort the picture
What this is for

You know before you arrive whether it is a walkable roof or a job that needs staging, how many planes there are, and where they face. That changes the crew you send, the equipment you load and the price you quote.

Worth knowing

Complex roofs, heavy tree cover and unusual geometry reduce accuracy. If the roof area comes back without individual faces mapped, the report says so instead of inventing them.

Numbered Satellite View

The report opens with the satellite image of the actual property, with every roof section numbered, and the breakdown underneath uses the same numbers.

What you see

A satellite view of the property, taken at the exact coordinates of the address. Not a generic diagram — that house.

Numbered to match

Each roof section carries a number on the image, and the table below lists them in the same order: area in square feet, pitch, orientation. You can point at a face on the picture and read its numbers without explaining anything.

Why it matters

A homeowner who cannot read a measurement table can follow a picture. When the numbered image and the numbers agree, the estimate stops looking like a guess and starts looking like work. It is also faster for you: you can walk through the roof over the phone.

What else the report carries

The full address as it was located, the imagery quality and its date, the total area, the roofing squares, and the per-section breakdown — all in one PDF.

Worth knowing

Imagery can be out of date. On new construction it may show the lot before the house was built. The date is printed on the report so you can judge it yourself.

Waste Factor and Totals

Choose the waste factor for the job, apply your own price per square, and the totals come out with the measurement.

Waste, your call

You set the percentage, anywhere from 0 to 30. If you do not choose, Roof Tape uses 12 percent. The report also shows the squares at 10, 12 and 15 percent side by side, so you can see what the job looks like under a different assumption without running it again.

Your price, not ours

Enter your price per roofing square and the report carries the dollar total. Leave it out and you get the measurement alone. Roof Tape never suggests a price — what you charge is your business.

Credits

One successful report uses one credit. Plan credits reset on the first day of each month and do not carry over. Extra credits are used only after your plan credits are exhausted, and they expire at the end of your billing cycle.

You are told before you run out

When you get down to the last 15 percent of your monthly allowance, the response warns you. When you reach zero, Roof Tape says how many reports your plan includes and offers the two ways forward: add five credits, or move up a plan.

Nothing is charged for a report you did not get

The credit is only deducted after the report is produced. If the address cannot be measured, or something fails along the way, your balance is untouched.

Worth knowing

The total is only as good as the measurement it rests on, and the measurement is an estimate from aerial data. Confirm before you commit to a price with your customer.

Your Branding, Not Ours

The report that reaches the homeowner carries your logo and your company details. Roof Tape does not appear anywhere on it.

What goes on the report

Your company name, your license number, your contact details and your logo, printed exactly as you gave them to us. The document is generated as a PDF, ready to hand over the moment it comes out.

Nothing points back to us

There is no watermark, no footer credit and no mention of the tool that produced it. As far as your customer is concerned, your company measured the roof and prepared the estimate.

Setting it up

After you subscribe you get a welcome email. Reply to it with your company logo as a PNG with a transparent background, your website, and your default price per square if you want totals on the report. We set it up for you.

Roof Tape never contacts your customer

The property owner’s name and phone that you enter are used to personalize the report and nothing else. We do not email them, call them, or market to them. The report is delivered to you, and you decide what to do with it.

Worth knowing

Your company information is printed as you entered it, so keep it current — especially your license number. If something is wrong, reply to any of our emails and we fix it.

Quick Qualifier

Your buyer asks whether they can afford it. Instead of saying you will get back to them, you run the numbers and answer while you are still standing there.

What you enter

Purchase price, the buyer’s monthly income, their monthly debts, the interest rate, the term, and whether it is an FHA or a conventional loan. Down payment is optional: if you leave it blank, Lexi uses the minimum for that program — 3.5% for FHA, 20% for conventional. Price and income are the only two that are required.

What it calculates

A full monthly payment, not just principal and interest:

  • Principal & interest on the loan amount
  • MIP or PMI — for FHA, the 1.75% upfront premium is added to the loan and the annual rate is set by loan size and term, the way HUD does it
  • Property tax, estimated at 1.25% of the price per year
  • Insurance, estimated at 0.30% of the price per year

It also estimates the cash to close: down payment, closing costs at 1% of the price, and prepaids — six months of taxes, fourteen months of insurance, and fifteen days of interest.

The verdict

Lexi compares the total monthly obligation, housing plus debts, against income, and returns one of three answers:

  • Pre-qualifies — under 43% of income. Comfortably within standard guidelines.
  • Likely qualifies — between 43% and 50%. Within reach, and a strong credit score improves the odds.
  • Needs review — above 50%. Worth adjusting price, down payment, or debts before going to a lender.

Every answer says the same thing at the end: the lender confirms after running credit. Lexi does not pretend otherwise.

The FHA ceiling

If the loan comes out above California’s FHA limit, the report says so explicitly and warns that it may not qualify for FHA. You find out before your buyer does.

What you get back

The verdict, the total monthly payment broken down line by line, the cash needed to close, and both debt ratios. It is emailed under your brokerage name and your address — to your client if you choose that, or to you.

The lead

When you send the estimate to a client, they are saved to your CRM as a buyer, tagged as coming from the calculator, with the price, the program, the verdict, the down payment and the monthly payment already in the record. If you keep the estimate for yourself, nothing is saved.

Worth knowing. These are estimates built on standard assumptions for taxes, insurance and closing costs, not a quote for a specific property. They are not a pre-approval and not a loan commitment. The real terms come from the lender.

Built-in CRM

Your leads live inside Lexi, and most of them arrive without you typing anything. The searches and estimates you run for a client save that client automatically, with what they were looking for already attached.

What arrives on its own

When you send results to a client, Lexi files them as a lead and records where they came from:

  • From a property search — name, email, phone, the area, the maximum price and the bedrooms and bathrooms they wanted
  • From a qualifier estimate — name, email, phone, and a summary line with the price, the loan program, the verdict, the down payment and the monthly payment
  • From a market analysis — name, email, and the property you analyzed, with its size, bedrooms, bathrooms, year and lot

Each one is filed as a buyer or a seller, marked as new, and tagged with the tool it came from — so you can tell a lead who asked for listings from one who asked what their house is worth.

Adding someone yourself

You can also enter a lead by hand: name, email, phone, and whether they are buying, selling or investing, plus a note. Lexi checks the email first — the same address cannot be filed twice, so you do not end up with the same person in your list three times.

It also checks the format: a real email address, and a ten-digit phone if you enter one.

Finding and working your list
  • See your recent leads, newest first — five or ten at a time
  • Filter by status — new, contacted, in progress, on hold, closed won, closed lost
  • Search by name or email when you remember the person but not the details
  • Pull a month — every lead from a given month and year, which is what you want at the end of the month
Keeping it current

You can edit a lead to fix the name or phone, change what they are interested in, move the status forward, or add a note. And you can delete a lead whenever you want — it is your list.

Printing it

Any of those views can be turned into a PDF: your recent leads, the results of a search, or a full month. Useful for a meeting with your broker, or for keeping a record outside the app.

Worth knowing. The leads are yours. Lexi never contacts them on its own account and never sells their information. Anything that reaches them was sent by you, under your name.

Branded Flyers

Pick the moment, enter the property, and Lexi drafts the description. You read it, change what you want, and the flyer comes out as a print-ready PDF under your own name.

What you can make

Three kinds of flyer — Just Listed, Just Sold and Open House — in three different layouts, so your pieces do not all look the same. For an open house you can set one date or two, with the time, and Lexi writes them out properly: “Saturday, August 23” instead of a raw date.

What you enter

The address, the price, and whatever details you have: bedrooms, bathrooms, square footage, lot, garage and key features. You upload one photo of the property. The address can be written the way you would say it — Lexi handles it with or without commas.

You approve the words before anything is printed

This happens in two steps, on purpose.

First Lexi writes the description and shows it to you. Nothing has been generated yet. You edit it, or rewrite it entirely. Only when you approve does the PDF get built — with your text, not with whatever the AI produced.

The description will not invent things

Lexi is instructed to describe only what you actually entered. It will not say “desirable neighborhood”, “quiet street”, “close to schools” or “sought-after area” unless you wrote it yourself. It will not add rooms, views, upgrades or conditions that are not in your data.

That is deliberate. Claims about a neighborhood on a marketing piece carry real risk for an agent, and inventing property features is worse. Lexi stays with the facts you gave it, written attractively, in under 55 words.

Your branding, on every piece

The flyer carries your name, your brokerage, your license number, your phone, your email, your website, your logo and your photo. Your disclaimer text is applied automatically, so nothing leaves without it.

What you get

A print-ready PDF, emailed to you and ready to post, print or send to a client.

Your monthly allowance

The counter only moves after the flyer is successfully generated. If something fails along the way, you do not lose the credit. Allowances reset on the first of each month: 15 flyers on Starter, 25 on Essential, 40 on Professional, unlimited on Premium.

Worth knowing. The description is a first draft written by AI. You are the one whose name goes on the flyer, so read it before it reaches a client. Flyers are produced in English.

Property Search

Tell Lexi where your buyer is looking and what they can spend. It searches active listings for sale, and emails the results to your client as a message that carries your branding, not ours.

What you enter

The city or area, the maximum price, and the minimum bedrooms and bathrooms. Location and price are required; if either is missing, Lexi asks for it instead of returning something useless. You also choose whether the results go to your client or come back to you.

What your client receives

A clean email with the three properties, each showing:

  • Photo, price, and full address
  • Bedrooms, bathrooms and square footage
  • A short description of the property

The email is built with your brokerage name, your phone, your email and your website. Lexi does not appear anywhere in it. Your client sees an agent who answered fast with exactly what they asked for.

The lead

When you send the results to a client, that client is saved to your CRM automatically: name, email, phone, the area they were searching, their maximum price and the bedrooms and bathrooms they wanted. It is filed as a buyer, marked as new, and tagged as coming from a search. You do not stop to type any of it.

Where the listings come from

Lexi searches active Zillow listings for sale and returns the three best matches for the criteria you set. The search runs in the background and can take up to a minute and a half; if the source is slow to answer, Lexi tells you instead of leaving you waiting.

The showing request
Each property carries a button that writes an email straight to you, with the address already in the subject line. Your buyer taps it, and the request lands in your inbox — no form, no portal, no third party in the middle.

If you send the search to yourself instead, you get the same three properties and nothing is emailed to anyone else. No lead is created in that case — there is no client yet to save.

Worth knowing. Listings come from a third-party source and reflect what was published there at the time of the search. Verify availability and price before you commit to anything with a buyer.

Instant CMA

Enter an address and the property details. Lexi pulls recent sales around it, filters them against the property, and returns a branded report you can send to a seller — or keep for yourself.

What you enter

Full address with city, state and ZIP; living area; bedrooms; bathrooms; year built; lot size if you have it; and any features worth noting. Living area accepts 300 to 15,000 sq ft, 1 to 8 bedrooms, 1 to 6 bathrooms, and a year from 1900 onward. If something falls outside those ranges Lexi tells you which field to fix instead of returning a bad report.

Where the data comes from

Recent sales and property characteristics come from the RentCast property database. Lexi requests up to 25 candidate sales within one mile and up to a year old, then does its own filtering. The source is named at the bottom of every report.

How the comparables are chosen

Lexi tries the strict pass first and only relaxes if it has to.

  • High confidence — within 0.5 miles, same ZIP, sold in the last 180 days, ±1 bedroom, ±1 bathroom, ±15% living area, ±25% lot, ±15 years built. At least 5 properties have to match.
  • Medium confidence — within 1 mile, a neighboring ZIP allowed and marked as such, sold in the last 365 days, ±20% living area, ±35% lot, ±25 years built. At least 2 properties have to match.

The property itself and any duplicate listings are removed first. Sales without a distance are never used in the calculation. There is also a dispersion check: if the most expensive comparable costs more than 1.7 times the cheapest per square foot, the neighborhood is too uneven and Lexi will not put a number on it.

How the value is calculated

Lexi averages the price per square foot of the matching sales and multiplies it by the living area of your property. The range shown is that figure minus and plus 5%. Nothing else feeds the number: it is the matched comparables and your square footage.

What the report shows

Up to eight properties, closest first. The ones used for the calculation are checked; the rest are listed for context. For each one you get the address, sale price, living area, lot size, distance, price per square foot, beds and baths, days on market and sale date. Comparables from a neighboring ZIP are flagged. The report also states which criteria were applied, so a seller can see the reasoning.

When there is nothing solid to compare

This is the part most tools handle badly, so it is worth being clear.

If neither pass reaches its minimum, Lexi does not invent a price. The report comes back as a manual review: the eight nearest properties are listed anyway, so the screen is never empty, and none of them are checked. It also tells you why — how many candidates were discarded for distance, for ZIP, for age of sale, for bedrooms, for size, and so on. That turns “no comparables” into something you can act on.

RentCast’s own automated estimate is shown in that case as a reference only, clearly separated, and never presented as the value of the CMA.

And if you had asked to send it to a client, it does not go to the client. It comes to you instead, marked for manual review, so nothing unreliable reaches your seller under your name.

Delivery

You choose whether the report goes to your client or to you. It is emailed from your brokerage name and your address, so it arrives as yours. When you send it to a client, that client is saved as a lead with the property details already attached.

Worth knowing. A CMA is not an appraisal and is not prepared by a licensed appraiser. It is a starting point for your own pricing judgment.

No. Lexi runs in the browser on your phone at lexi.rmkpro.com. There is nothing to install and nothing to sync.
